Limestone Homes in Sorrento
Limestone is Sorrento's signature building material. The Mornington Peninsula Shire's heritage review identified ninety limestone buildings across Blairgowrie, Sorrento and Portsea, from fishermen's cottages to two-storey houses, and describes limestone-and-brick construction as a building tradition unique to the Peninsula.
Whether your home is a limestone cottage or a newer house, we plan the new layout and finishes with you, coordinate the plumbing and electrical trades, and install the kitchen. Your scope is confirmed in a written quote.
Updating a dated kitchen
New cabinetry, benchtops, splashbacks and appliances.
Replanning a cottage kitchen
A better layout for a small or awkward room in an older home.
Adding storage
Tall cabinets, deep drawers and an island planned around how you use the kitchen.
Heritage Controls in Sorrento
The Shire's Amendment C262, with Part 1 gazetted in November 2021, applied heritage controls to places and precincts across Blairgowrie, Portsea and Sorrento. The Sorrento Historic Precinct also has its own heritage design guidelines in the planning scheme.
The walls, not the cupboards
In a heritage-listed limestone home, the planning question is usually about the walls, not the cupboards. Internal fit-outs fall outside the Heritage Overlay unless the Shire's schedule says otherwise; cutting a new window, opening or vent through a limestone wall does not.
What to check
Search your address on VicPlan or ask the Shire whether a heritage overlay applies, and read the precinct guidelines before you plan any change to the outside of the house.
Why it matters: A rangehood duct through an outside wall is an external alteration and may need a planning permit.

Solid Walls and Septic Systems
Kitchens in solid-walled homes
Solid masonry walls behave differently from timber-framed walls. Wall cabinets need fixings suited to the wall, and new power points or water pipes are harder to run inside the wall than through a stud cavity.
What to plan: Decide early where the sink, cooktop and dishwasher will go, and ask for the wall construction to be checked at the measure.
Still on septic?
Sorrento is within the area where properties may be eligible to connect to mains sewer through South East Water's ECO program, which covers Rye to Portsea. If your home still uses a septic system, the Shire's wastewater guidelines say garbage disposal units are not recommended, and one that is installed needs an additional 1,800-litre septic tank.
What to check: Confirm your sewer status before choosing an in-sink food waste disposer.

Frequently Asked Questions
My cottage is in the Sorrento Historic Precinct. Can I renovate the kitchen?
Usually, yes. Internal work needs a planning permit under the Heritage Overlay only where the schedule applies internal controls. External changes, such as a new window or vent, usually do, and the precinct guidelines also apply. Check with the Shire for your address.
Can I fit a garbage disposal unit?
If the property is on mains sewer, usually yes. If it is on septic, the Shire's guidelines say they are not recommended and need an extra septic tank if installed.
How do I check whether my property is sewered?
Contact South East Water. The Shire's sewer connection page has the contact details.
